			<content:encoded><![CDATA[<p>According to recent reports, the<a href="http://www.novaregroup.com"> Novare </a>group will build a 23-story, 300-apartment high-rise in Midtown.  The building will be located at the intersection of 6th and Juniper, blocks from restaurants, shopping, and the Fox Theater.  Just a few blocks away, another developer has already begun construction on a high-rise with 330 apartments.  This second building will be at 12th and Crescent, close to Georgia Tech and the Woodruff Arts Center.</p>
<p>&nbsp;</p>
<p>All these new constructions point to an increased interest and viability in rental projects in the Atlanta area.  Although construction of all kinds has taken a downturn since the local Real Estate bubble burst in 2008, several projects have appeared in recent months.  Although the Great Recession may not be over, a new wave of residential developments are on the horizon.</p>

			<content:encoded><![CDATA[<p>Real Estate technology blog <a href="http://www.inman.com/news/2012/04/4/real-estate-e-documents-firm-roll-out-app-android-based-tablets">Inman News </a>reviewed a new Android app from Cartavi designed to eliminate some of the extensive paperwork necessary in the business.  Cartavi&#8217;s product allows for cloud storage of documents, as well as the option for &#8220;transaction rooms&#8221;&#8211; shared storage space for series of related documents, such as those pertaining to a single purchase.  The company has also teamed up with DocuSign to create the option for e-signing, totally eliminating the need for physical paperwork.  The app is available in both Android and Apple operating systems.</p>
<p>&nbsp;</p>
<p>However, many purists are not comfortable with a change to 100% digital paperwork.  Physical copies of documents still seem more &#8220;official,&#8221; especially to those who have been in the business since before the digital push.  And not all are convinced that tablet computing will be a long-term trend.  Not to mention, wifi connections are still not available everywhere, meaning the scramble to find a connection might be even more stressful when an important sale is on the line!</p>
<p>&nbsp;</p>
<p>Still, Cartavi&#8217;s app shows that the so-called digital revolution is affecting all corners of the business world.  If trends continue, your next acquisition may be done entirely on iPhone!</p>

We just completed another feature requested by our users and this feature opens up a world of new possibilities. Bills and bill payments will allow landlords to track invoices and even assign them to specific properties and units (<em>Apt 4, Grant St</em>). But wait there&#8217;s more! With this feature we are now looking to partner with online AP solutions so that there is real / seamless integration in the bill payment process. Along with bill integration, we are going to add check printing! Soon Rentate users will be able to enter a bill on one day, choose to pay it later, and then print the check to actually submit to their vendors &#8211; completely removing any duplication of efforts. I hope you are as excited as we are. We are also looking into online payment (both receiving and submitting), and tenant screening directly from your Rentate portal. 2012 is definitely going to be a big year for Rentate.com.</p>

<p>Now that we&#8217;ve shown you <a href="http://www.rentate.com/blog/?p=117">individual permissions</a> and <a href="http://www.rentate.com/blog/?p=129">property groups</a>, you&#8217;ve probably rolling along.  We&#8217;ve one more tool to speed up and simplify your user maintenance: roles.  Roles are groups of individual permissions that you can set up as your cookie-cutter permission templates.  Have a set of individual permissions that you&#8217;d like your leasing agents to have?  Then set up a new Leasing Agent role with all of the appropriate individual permissions for that role.<img title="More..." src="http://www.rentate.com/blog/wp-includes/js/tinymce/plugins/wordpress/img/trans.gif" alt="" /><span id="more-149"></span></p>
<p>Once you&#8217;ve set up a role or two, you can apply them to users across individual properties, property groups, or across all of the properties in your portfolio.  Say you have an accountant named Jane.  Jane is the accountant in charge of all of your apartment communities.  When you set up Jane&#8217;s access to Rentate, give her the Accountant role at your Apartment Community property group (<a title="Property Group Administration" href="http://www.rentate.com/blog/?p=129">read more</a> about how to create a property group if you already don&#8217;t know how).  Quick, easy, and manageable.</p>
